Common Permits

Permit Required
Common items that require a permit:
  • Changing your windows
  • Installation of lawn sprinklers
  • Remodeling kitchen or bathroom
  • Re-roofing of more than 100 square feet
  • Installation of window bars
  • Stucco work, sandblasting
  • Installation of a new water heater, or replacement of an old one
  • Relocation of an existing water heater (requires planning approval)
  • Changing and/or installation of plumbing fixtures such as toilets, lavatories, bathtubs, dishwashers
  • Installation of through the wall air conditioners
  • Installation of forced air units
  • Alteration/replacement of electrical, plumbing, or mechanical fixtures
  • Block wall fencing over 30 inches above grade
  • Room additions, patios, spas
  • Installation and/or replacement of water lines
  • Installation and/or replacement of drain/sewer lines
Permit Not Required
Items that do not require a building permit:
  • 1 story detached accessory buildings used as tool and storage sheds, playhouses, and similar uses, providing the floor area does not exceed 120 square feet
  • Fences not over 7 feet high; however, the city does have height and placement regulations regarding fencing, please check with the Planning Division for these requirements
  • Retaining walls that are not over 4 feet in height measured from the bottom of the footing to the top of the wall, unless supporting a surcharge or impound Class I, II, or III-a liquids
  • Sidewalk and driveways (within private property)
  • Platforms, walks, driveways not more than 30 inches above grade and not over any basement or story below
  • Painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work
  • Window awnings supported by an exterior wall which do not project more than 54 inches from the exterior wall and do not require additional support.
  • Prefabricated swimming pools that are less than 24 inches deep
  • Decks not exceeding 200 square feet in area, that are not more than 30 inches above grade at any point, are not attached to a dwelling and do not serve the exit door
