Common items that require a permit:
- Changing your windows
- Installation of lawn sprinklers
- Remodeling kitchen or bathroom
- Re-roofing of more than 100 square feet
- Installation of window bars
- Stucco work, sandblasting
- Installation of a new water heater, or replacement of an old one
- Relocation of an existing water heater (requires planning approval)
- Changing and/or installation of plumbing fixtures such as toilets, lavatories, bathtubs, dishwashers
- Installation of through the wall air conditioners
- Installation of forced air units
- Alteration/replacement of electrical, plumbing, or mechanical fixtures
- Block wall fencing over 30 inches above grade
- Room additions, patios, spas
- Installation and/or replacement of water lines
- Installation and/or replacement of drain/sewer lines
Items that do not require a building permit:
- 1 story detached accessory buildings used as tool and storage sheds, playhouses, and similar uses, providing the floor area does not exceed 120 square feet
- Fences not over 7 feet high; however, the city does have height and placement regulations regarding fencing, please check with the Planning Division for these requirements
- Retaining walls that are not over 4 feet in height measured from the bottom of the footing to the top of the wall, unless supporting a surcharge or impound Class I, II, or III-a liquids
- Sidewalk and driveways (within private property)
- Platforms, walks, driveways not more than 30 inches above grade and not over any basement or story below
- Painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work
- Window awnings supported by an exterior wall which do not project more than 54 inches from the exterior wall and do not require additional support.
- Prefabricated swimming pools that are less than 24 inches deep
- Decks not exceeding 200 square feet in area, that are not more than 30 inches above grade at any point, are not attached to a dwelling and do not serve the exit door
